The home buying process can be confusing and stressful. Not only do you need to consider things such as price and location, you also have to worry about whether the property has any hidden problems that could become costly surprises down the road.  As professional engineers, its our job to look for those problems for you. There are different types of inspections such as the Physical Inspection to evaluate all components of the property, Structural Inspection to evaluate condition of any improvements or any cracked foundations, Geological Inspection to evaluate the site conditions, and a Geotechnical Inspection which includes an evaluation of the geologic as well as the structural conditions of the property from a foundation viewpoint.  Our Geotechnical Home Inspection is an unbiased, professional assessment of the condition of the property. It provides you with an expert opinion and professional report on the geotechnical condition of the site, any adverse drainage conditions, and foundation of the structure, as well as any other items such as the floor slabs, retaining walls, and pools (if any), giving you peace of mind on what is likely the largest purchase you'll ever make.

In order to prepare the report, our engineer must conduct a visual inspection of the property. We need access to the interior of the house to check for any movement (settling or uplift), cracking, and evaluate the condition of any floor slabs.  Depending on the size and condition of the property, the inspection process typically takes about 1.5 to 2 hours to complete. We strongly encourage you to accompany the engineer during the inspection. This will give you a chance to ask questions and become familiar with the various aspects of the property.

When the inspection is complete, well tell you of any problems that were discovered and discuss them with you. We will also tell you about any routine maintenance that should be performed, as well as answer any questions you may have. You'll also receive a full written report of the inspection.  Our goal is to discover and inform you of anything we find that might affect your purchase decision. Well tell you about any problems we find, and make conceptual repair recommendations. Well also inform you of what maintenance tasks are required to keep the home and its systems in top condition.
