Often, a physical property inspection is performed before purchasing the property. Physical property inspectors are typically members of California Real Estate Inspection Association (CREIA) or American Society of Home Inspectors (ASHI). Physical property inspectors have a vast knowledge of all phases and components of building construction and are required to undergo rigorous training and examination before being accepted as members of either CREIA or ASHI. Their observations allow them to conclude whether the structures at the property are generally performing well, or are in need of repairs or further evaluation. In addition, due to the close proximity of slopes to the structures, standing water in the crawl space or next to the structure (poor drainage), settled or heaved up floors, sticking doors, or other conditions at the site, they may recommend further evaluation by a geotechnical engineer.

We at L.A. Private Eyes Engineers are ready to perform a thorough geological evaluation of the property addressing the following:
Stability of hillsides
Adequacy of grading performed at the property
Cut-fill transition lots
Presence of loose and settling fill soils
Presence of expansive soils
Earthquake hazards
Susceptibility to liquefaction
We will copy the applicable geotechnical references and maps and bring a copy of them to the property for presentation to you. These maps include areas of potential seismic slope instability or liquefaction, ancient landslides, shallow ground water, nearby earthquake faults, and susceptibility to flooding. Digital photographs of the grounds at the property are taken during the inspection.
Upon completion of the inspection, we will make a verbal presentation to you describing the condition of the slopes and any potential problems. If adverse geologic conditions are encountered, we will provide you with conceptual repair recommendations that contractors can use to provide you with an informed estimate for use in negotiations with the seller. Typically, within 2 to 3 days, a written report of our findings and recommendations along with a copy of selected photographs and geotechnical maps used during the inspection are faxed, emailed, and mailed to you.
